Buying process

The RE/MAX Solutions Way

Listed below is the "perfect" process for the smoothest home buying experience. Everything in life is based on a good foundation. By choosing a RE/MAX Solutions agent, you are laying the proper foundation for your real estate future.

1. Find Help

Choose your agent

Hiring a qualified buyers agent is a critical first step in the home buying process. This is most likely one of the largest investments you will ever make. Don’t entrust that responsibility to a “part-time” agent or a relative’s friend. You wouldn’t use a part-time surgeon, or one that completes 3 surgeries per year. We have years of experience and have completed hundreds of successful transactions. Let us put that experience to work for you!

CAPABILITIES

Experience, knowledge, and giving honest advice. These 3 come standard. Whether purchasing an existing home, new construction, custom building, or investment property, we are prepared.

REPRESENTATION

Your buyer’s agent is looking out for your best interest! We know the market to deliver results for you. We are here to educate and guide you to make an informed decision – not pressure you into one.

2. Pre-Qualified

Knowing what to shop for before you begin. These are exciting times, and we want them to be! Nothing lets the air out of your balloon faster than shopping for homes out of your price range. Make sure you know that you are in your comfort zone before you begin.

PLEASE. GO LOCAL.

Trust us on this. All lenders are not created equal. Your lender should be one you can contact and meet with when needed. There is nothing more stressful than an out of town lender that can't be found when needed.

STAY IN YOUR COMFORT ZONE.

Understand the costs associated with your purchase and feel comfortable with the payment. The last thing we want is to sell you a home you can't afford. No one should be "house poor."

CONNECT WITH A LOCAL LENDER.

We put you in contact with local knowledgeable lenders that will under-promise, over-deliver, and keep you informed.

3. Plan

Identify your Needs & Wants

Now that you have the right people in your corner, it is time to create a plan.

WISH LIST. WANTS & NEEDS.

Whip out the old pen and paper. Make a list of what is important. Start with the basics. Features, location, and budget. Then dream if there is room.

TIMELINE.

When do you need to move? A typical transaction takes 30 to 45 days to close. Give us all the information up front so we have time to meet your expectations.

RESEARCH.

Whether you are new to Cherokee County, or moving across town, it is important to get the facts before moving. Let us help you get a feel for what is around.

4. Shop

Find your Home. Discover Community.

It’s time to start finding and viewing homes! The majority of homebuyers begin their search online. That’s a given these days. Which is why we’ve built our website to be a powerful search tool with in-depth area information. Consider it your one-stop-shop.

SEARCH FOR HOMES.

A hassle-free local search experience starts here. This site was built from scratch to deliver our clients an honest, clutter free place to search for homes. With our custom client portfolio feature, we keep you organized and up-to-date on the market.

SCHEDULE TIME W/ AGENT TO VIEW HOMES.

Once you have a list of homes you are interested in, it’s time to go see them! Reach out to us and we will coordinate your property tour.

COMPARE. DECIDE. MAKE OFFER.

Found something you love? Great! Now it’s time to make an offer. This is where we shine! Your agent knows the market and how to negotiate. After we present the offer and agree on a price, it is under contract!

5. Due Diligence

Inspect. Repair. Appraise.

Time to look behind closed doors and pull out the microscope. This is your opportunity to find out if the property has any issues. It is also when your team of skilled advisors make sure everything checks out (including your loan) and you feel comfortable moving forward with the purchase.

OVERVIEW & OPTIONS.

Your inspection period is your time to perform inspections, negotiate repairs, and formalize your financing. The sellers will ask for an escrow deposit, which becomes non-refundable once your due diligence period is over. During the inspection period, you can terminate the purchase agreement if you do not like the findings.

INSPECTIONS.

Your agent will coordinate a home inspection with the inspector of your choice. They will inspect from foundation to roof and everything between. They then will provide a detailed report with the results. This will determine if any repairs are necessary to move forward.

APPRAISAL & LOAN COMMITMENT.

Also during this period, you will be moving the loan from a pre-approval to a loan commitment to purchase. Appraisals, title requests and more. Don’t worry. We are here to guide you through this process.

6. Welcome Home

Buy your Home.

Now that everything is in order it’s time to make it official. On the day of closing your attorney will go over all of the loan documents with you and will verify the property is clear of any title issues.

CLOSING OVERVIEW.

By the time your closing day gets here, most of the heavy lifting has been done. After we verify your final closing costs and double check everything else, it’s time to sign on the dotted line with the closing attorney.

GRAB KEYS. MOVE IN.

Once the attorney has recorded the closing documents with the county, it’s 100% official. The house is all yours and you can start moving in!

HOST HOUSE WARMING PARTY.

Why not?
